America’s thirst for cars of significance continues unabated. Long tired of copycat, cookie cutter, uninspiring models, consumers are demanding - and receiving - cars that are, quite frankly, retro. Yes, America’s automakers are reaching back in time to build a bunch of models based on popular models from yesteryear. Let’s take a look at the “Big 3″ automakers and their current crop of retro cars as well as “future” models soon to be released.

Defined, retro cars are vehicles that take their styling cues from cars built a generation or two ago. No, these vehicles aren’t carbon copies of earlier models, rather each retro car borrows much of their look from earlier models.

Although American automakers dominate the retro market, the Volkswagen New Beetle was one of the first cars to reach back as it went forward. Based on the VW Golf platform, the circular shaped New Beetle hearkens back to the flower child era with its current rendition of the people’s car. Fortunately, VW had the presence of mind to include its famed “flower holder” in with the dash, to evoke memory of the earlier model.

Ford pushed the retro market forward with its introduction of the Thunderbird in 2002. Borrowing heavily from early sixties era TBirds, the car has had mixed success as Ford sold a very limited number of the model for a few years and then discontinued it after the 2005 model year, citing poor sales. In 2004, Ford introduced a retro version of the Mustang, based on the ‘67 Mustang fastback. Unlike the TBird, the Mustang has been a huge success and Ford can barely keep up with production. No word if a retro Pinto is being planned by FoMoCo.

Chrysler got in the retro craze with its introduction of the 2000 PT Cruiser. Based on 1950s era panel vans, the PT Cruiser sits on the now defunct Neon platform, but sales have been strong for Chrysler. The Dodge Challenger, another Chrysler product, is the car many are waiting to see if and when it debuts as an ‘09 model. Borrowing cues from the ‘71 model is part of the fun of this car: a hemi engine coupled with a fantastic interior will certainly help move sales. For the record, the current Dodge Charger isn’t retro - it has four doors - but I am mentioning it because it is one cool car!

Chevrolet went retro with the SSR, a “truck” based on 1950s era pick ups. Word has it that the slow selling SSR - hey, $42K for THAT thing - is on its last legs. Fortunately, the HHR [Heritage High Roof] will keep Chevy in the retro business as this new for 2006 model takes its styling cues from the ‘49 Suburban. Some would say the PT Cruiser!

Are we likely to see more retro cars in the future? Maybe, but probably not a Caddy replete with fins or a Chevy Vega. America’s love with old models is strong, but selective, and the automakers must be certain that consumers really want a particular retro car before putting it into production. Oh, by the way, the ‘09 Chevy Camaro concept is one hot looking car!

More than a fifth (21 per cent) of homeowners plan to make significant structural improvements to their home in the coming 12 months, a new study from Sainsbury’s Bank has suggested.

The group notes that the slowdown in the housing market may be having a marked effect on people’s home improvement plans, with many looking to boost the value of their home rather than risk moving. And it seems people are willing to spend large sums to add equity to their current property, with an average home refurbishment spend of 17,361 pounds for those planning to make improvements. Of those intending to embark on such projects nearly a fifth (19 per cent) said they intended to spend more than 20,000 pounds.

For those looking to find an effective way to fund substantial property renovation, taking out a home improvement loan may be of assistance. In choosing this sort of loan, consumers may find they have the necessary capital to hire professional tradespeople to make sure the job is done right, thereby reducing the risk of making a home insurance claim.

It is human nature to strive for the best, be the best, and as this attests itself in real estate investment philosophy, with the desire to buy premium properties in class “A” locations. In normal market conditions this is a sound approach, however in this current environment, investors are best served by lowering their standards to obtain the best values. Properties in many core downtown markets have adjusted very little, while suburban towns outside major metropolitan areas have deteriorated acutely.

Using the San Francisco MSA as an example, California Association of Realtor (CAR) statistics released for June 2008 indicate a year over year decline of 4.3% for San Francisco proper. Comparatively, the median selling price in Vallejo, California, a suburb about 30 miles outside of San Francisco, has decreased a much more dramatic 37.3% year over year. Vallejo is accessible to San Francisco via public transportation including frequent commuter bus routes, Ferry access, casual car-pool access, direct access to I-80 and BART access from the Richmond, California station however Vallejo is experiencing much more pronounced depreciation in housing values compared to San Francisco.

There are several factors that may be contributing to this divergence. The first is a higher foreclosure rate. Working class suburban areas were highly concentrated with sub-prime loans, many of which were not underwritten with prudent lending standards. Consequently, the foreclosure rate in these areas is high and the huge supply of homes on the market suggests that the supply greatly outnumbers the qualified buyers

For example in Vallejo, CA the number of bank owned homes is 1009 according to RealtyTrac, Inc from July 7, 2008. Realty Trac also reported 1092 properties in pre-foreclosure status. Based on statistics from the US Census Bureau (2000 Census figures) there are 41,219 housing units in Vallejo therefore approximately 5.1% of housing units are in foreclosure or are bank-owned. Of course the number of housing units also includes apartments, and rental housing therefore this is not a measure of the foreclosure rate. Conversely in San Francisco there are 276 bank owned homes and 551 in pre-foreclosure. The total supply of housing in San Francisco is 346,527 (2000 Census figures) therefore approximately two-tenths of 1% of housing units in San Francisco are in foreclosure. As a note, RealtyTrac statistics may establish an outside limit on the number of pre-foreclosures because homes with a first and second mortgages could be duplicated in the statistics if the both the first and second loan are in default.

Home ownership rates were higher in the suburbs prior to market weakness, therefore many of the buyers who could buy had bought already suggesting fewer capable buyers were on the sidelines waiting to buy a home. In San Francisco the home ownership rate in 2000 was 35% as reported by the US Census Bureau. Conversely the ownership rate in Vallejo was 63.2% at the same time and from the same source. As market fundamentals adjusted there were many buyers on the sidelines in San Francisco, while in Vallejo which already was experiencing a high rate of home ownership, there were few.

Furthermore, owning and managing real property requires a commitment to the activities associated with management. Many well capitalized investors are focused on pride of ownership locations which is additional explanation why the pool of qualified buyers in working class suburban neighborhoods relatively thin. There is a perception, which is probably well deserved, that properties in working class neighborhoods carry a higher management burden due to older effective age, additional deferred maintenance and a more transient tenant base.

These arguments aside, investors must chose properties and locations that suite them. Real estate investing is not for everyone and requires active management. However, with supply and demand of properties tilted in the buyers favor, those with the financial wherewithal to acquire properties in this market may be rewarded.

Before shovel meets dirt, take a deep breath and close your eyes and picture… nature run amok? Trust me, it can happen. When it comes to creating beautiful and functional outdoor spaces, a little thought and foresight (and graph paper) goes a long way. Here are some firsthand tips to help you avoid beginners’ mistakes–my own!

Have A Plan

I figured, nature doesn’t have a plan. Why do I need one? Well, it turns out nature does have a plan–survival of the fittest. The strong overtake the weak. And the concept of aesthetically pleasing is a concept unknown to nature. We homeowners, on the other hand, want all of our plants to survive and thrive-strong and weak, hand in hand singing Kum By Ya as the focal-point birch clump sways us gently on hammocks, our lips stained with Kool-Aid. And when we open our eyes from that August nap, we want to see rolling, flowing waves of plant life and envious neighbors. It’s not going to happen without a plan.

In planning landscaping, start with a paper and pencil sketch (plot plan). Outline your lot, home and driveway, and begin doodling some ideas. Sketch out flowerbeds–do you want curved, flowing boundaries or crisp, formal lines and angles to the beds? Freestanding clusters of shrubs, grasses and flowers–where? And trees–evergreen or deciduous, standing alone or clustered or incorporated into a bed?

Need some more ideas? Check out those dang neighbors. Take a drive and pick out yards that you find especially well landscaped. Take notes or even pictures. Hint: leave the telephoto lens at home to avoid neighbors calling 911. Better yet, ask permission of the homeowner first. You’ll likely get permission, a gleaming smile, and a detailed dissertation of each plant.

Don’t Crowd Those New Plants

Every container plant from your favorite nursery or garden center will have attached a little plastic tag identifying the plant and offering planting suggestions. Treat those suggestions as gold. Especially the spacing suggestions. To wit, the three Blue Pfitzer junipers purchased by yours truly and spaced two feet apart in a front flower bed when the tags said to space them 5-6 feet apart. My thinking was: but they’re so tiny. And they looked ridiculously tiny in that big old empty flower bed. So I pushed them together and two years later I was digging up the middle one and planting it further out and two years after that I was digging up all three because they had collectively outgrown the flower bed. I threw’em in the ground along the back fence and now they’re trying to push the fence down.

So here are some words to the wise: Plants grow. Some plants grow mightily. So space plants accordingly from the start.

Remember, You’ve Still Got To Mow

Unless your plan calls for a bush or flower on every square foot of your lot, remember that the remaining lawn needs maintaining. One of the early mistakes I made was not allowing for ease of mowing. I positioned low-hanging trees in the middle of the yard, created a few too many freestanding clumps of this and that, and fashioned flower beds that made following along with a mower especially difficult. Soft green grass is a lovely thing and I’m a big fan. But remember when planning the home landscaping, you’ll be mowing that grass every week.

And the older you get the less amused you’ll be while doing the limbo under low tree branches.
